About Obligation Of Foreigners To Exchange Currency In Real Estate Purchases

This new regulation is came into force as 24 jan, 2022.

If the purchaser is foreign and would purchase a real estate in Turkey after 24 jan 2022, needs to take document of currency exchange(döviz alım belgesi).

So it means firstly purchaser needs to exchange his payment to Turkish liras and submit his document of currency exchange. The purchaser has to exchange his currency in a bank which works in Turkey, not an exchange office or sth and the bank has to exchange his payment to the central bank.

Document of currency exchange has to include name and surname, passport number or foreign id number who exchange his currency, amount of payment and a statement that this exchange is carried out “Sermaye Hareketleri Genelgesi’nin 13 maddesi kapsamında gerçekleştirildiği “.

This exchange has to be before title deed transaction.

The purchaser or his representative has to show the document of currency exchange to the directorate of land registry (tapu müdürlüğü) before sale transaction of real estate.

If the purchaser would, he may send his payment to the seller bank account then his seller has to exchange his payment to Turkish liras.
